What usually goes wrong
Most questions we get from abroad come down to the same worry: is the land actually what the seller says it is, and can it be legally transferred? Two documents decide that answer, and they are not interchangeable.
If a parcel has never been surveyed and registered with coordinates, its limits are described against features that may no longer exist — a fence, a tree, a path that is gone. That is what a survey fixes, and it is why a bank asks for one before releasing a mortgage.

Deslinde (individual titling)
Turning a constancia anotada into an individual Certificate of Title: field measurement, cadastral plan and the file through to approval of the survey.
Cadastral survey
Measurement and documentation of a parcel for subdivision, condominium constitution or regularisation before the land jurisdiction.
Topographic survey
Contours, volumes and as-built control with GNSS RTK and total station, delivered in DWG, CSV, LandXML or KMZ.
Drone photogrammetry and LiDAR
For wooded or steep sites, where standard aerial imaging reconstructs the canopy instead of the ground.
Boundary verification
Checking whether a neighbour has encroached, or whether what you were shown on site matches the registered parcel.
Building permit drawings
The technical drawings and filings a municipality requires before construction starts.
